Project Summary: Residential Conversion Staircase & Balustrade
MKMetals Ltd was appointed by a returning client to design, engineer, fabricate, supply, and install a bespoke staircase and balustrade for a residential property converted into self-contained apartments.
The project required an intricate, carefully detailed staircase solution that complemented the existing building while meeting modern safety and compliance requirements for multi-occupancy residential use. Working closely with the client, MKMetals Ltd provided design consultation to tailor the staircase layout, geometry, and balustrade detailing to the specific constraints and aesthetic goals of the conversion.
All elements were designed, manufactured, and installed in-house, ensuring full control over quality, accuracy, and programme. This integrated approach enabled MKMetals Ltd to deliver a high-quality, compliant staircase and balustrade solution that enhances both the functionality and appearance of the finished apartments.

Project Summary: Commercial development - Nylofor security fencing
MKMetals Ltd was appointed to supply and install a high-security perimeter solution at Narcot Lane, comprising Nylofor welded mesh fencing and an automated access gate to form a secure compound.
The Nylofor fencing system was selected for its anti-climb and high-security properties, featuring heavy welded mesh panels with small apertures to prevent footholds and handholds. The fencing was installed at a security-appropriate height and fixed to galvanised steel posts using tamper-resistant fixings, ensuring long-term durability and resistance to unauthorised interference.
All fencing and posts were hot-dip galvanised and polyester powder coated to provide enhanced corrosion protection and a low-maintenance finish suitable for external use. The perimeter installation was fully integrated with an automated gate system, providing controlled vehicle access while maintaining a continuous and robust security line.
This project demonstrates MKMetals Ltd’s ability to deliver effective, compliant perimeter security solutions, combining high-quality materials, precise installation, and reliable access control to meet the site’s operational and safety requirements.

Project Summary: Bespoke modular timber decking systems
MKMetals Ltd was appointed by the main contractor Minton Young, on behalf of BAOBAB Architects, to deliver a sustainable and refined metalwork solution for a prominent residential development in the Roedean area of Brighton, overlooking Brighton Marina.
The project comprised the design, engineering, fabrication, and installation of bespoke staircases and expansive sea-facing terraces serving two large private properties. Positioned on the cliffs above the marina, this intimate development of just two homes achieves a careful balance between contemporary design and sensitivity to its coastal setting.
Material choices were key to the scheme’s success. Red brick, a hallmark of traditional Sussex architecture, was used to provide contextual relevance, while champagne-coloured architectural elements echo the rendered finishes of the nearby Roedean School, helping the development sit comfortably within its surroundings without resorting to pastiche.
Sustainability was a central consideration throughout the project, with the buildings incorporating enhanced insulation and air source heat pumps, supporting the environmental objectives set out by Brighton & Hove City Council.

Project Summary: Agricultural Building

The project required a robust and practical agricultural building capable of accommodating large-scale storage while withstanding the demands of a working farm environment. The structure was constructed using a structural steel frame to provide long-term strength and durability, with timber cladding specified to offer a traditional agricultural appearance and natural ventilation.
Careful consideration was given to layout, access, and ease of use, ensuring efficient vehicle movement and safe storage of hay and feed. The completed barn provides West Lane Farm with increased storage capacity and improved operational efficiency, supporting the continued growth and day-to-day needs of the dairy farm.

Project Summary: Fabrication & Installation of metal fencing and gates to play areas
MKMetals Ltd was appointed to design, fabricate, and install metal fencing and gates to multiple play areas across a countryside holiday park, providing safe, durable, and visually sympathetic enclosures for family-use environments.
The scope of works included the manufacture and installation of robust metal fencing systems and associated access gates, all finished with a dark green powder-coated coating to blend seamlessly with the surrounding natural landscape. The fencing was designed to provide clear boundary definition while maintaining an open and unobtrusive appearance appropriate to a rural setting.
All gates were fitted with anti-finger trapping safety features and soft-close mechanisms, ensuring safe operation for children and compliance with relevant safety standards for play areas. Careful consideration was given to durability, low maintenance, and user safety throughout the design and installation process.
The completed works deliver secure, compliant, and aesthetically integrated play area enclosures that enhance safety while preserving the character of the holiday park environment.

Project Summary: Residential redevelopment of garage site - Architectural Metalwork
MKMetals Ltd was appointed to design, fabricate, and install the stair and corridor balustrades for Riverside House, a high-quality residential development comprising 100 self-contained studio apartments. The project is being delivered in phases, with an initial phase of 84 apartments followed by a further 16 units.
Located in the centre of Guildford and overlooking the River Wey, the development is strategically positioned to support student living, with 82 studio apartments tailored specifically for students attending the nearby University of Surrey.
MKMetals Ltd’s scope focused on the delivery of high-quality balustrade systems to communal staircases and corridor areas, designed to meet stringent safety regulations while complementing the overall architectural intent of the building.
Riverside House has been thoughtfully designed to provide modern, well-appointed accommodation, offering residents comfortable spaces to study, relax, and socialise.

Project Summary: Commercial building redevelopment into residential - Architectural Metalwork
MKMetals Ltd delivered the structural steel and architectural metalwork packages for Beamhouse Yard, a prominent mixed-use redevelopment at 5–9 Surrey Street in central Croydon.
Working alongside Henley Construct Ltd, the scheme provides 60 residential apartments above active commercial space, including a restaurant, performance venue, and retail units, together with significant public realm improvements.
Designed by Maccreanor Lavington Architects for PA Housing, the six to eight-storey development incorporates lightweight steel framing above the first-floor slab along with roof terrace glass balustrades, inset balconies with integrated drainage, winter gardens, stair balustrades, cycle facilities, bin stores, and automated entrance gates.
The use of modern lightweight steel construction enabled efficient delivery on a constrained town-centre site while minimising disruption to the historic Surrey Street Market.
The completed scheme will contribute to the regeneration of this key location, delivering affordable homes and vibrant commercial frontage within a carefully detailed architectural setting

Project Summary: Replacement of pedestrian bridge and replacement of existing railings to vehicular bridges
MKMetals Ltd was appointed by returning client Donnington Grove Golf Club to deliver the replacement of key bridge infrastructure within the estate grounds.
The project involved the removal of an existing timber pedestrian bridge and its replacement with a durable, fully fabricated steel structure designed to provide enhanced longevity, strength, and reduced maintenance requirements. In addition, MKMetals Ltd replaced the timber railings and existing metal balustrades to both sides of two vehicle bridges that span protected waterways within the course.
Given the environmentally sensitive setting, careful consideration was given to protecting the surrounding watercourses during the works. Installation was meticulously planned to minimise disturbance while ensuring compliance with safety and environmental standards.
The completed works provide robust, low-maintenance bridge solutions that enhance safety, durability, and aesthetic consistency throughout the estate, further strengthening MK Metals Ltd’s long-standing relationship with Donnington Grove Golf Club.
