Project Summary: Commercial conversion of the Grade II listed Hobson House in Cambridge - Structural steelwork & architectural metalwork
MKMetals Ltd was appointed to deliver the structural steelwork and architectural metalwork package for the 57-suite luxury boutique hotel development at the historic Hobson House on St Andrew’s Street, Cambridge. The project was developed by Henley Construct Ltd (often referred to as Rogue City Hotels) and involved the sensitive conversion and restoration of a Grade II listed former police and fire station.
Designed by Dexter Moren Associates (also known as Studio Moren), the scheme required careful integration of modern structural solutions within a significant heritage context. MKMetals Ltd’s scope of works encompassed the full design, fabrication, and installation of all structural steel components, alongside bespoke architectural metalwork.
The project was delivered within a highly restricted city-centre environment, characterised by limited access and confined working areas. These conditions presented unique logistical and technical challenges, requiring innovative planning, bespoke lifting and installation strategies, and close coordination with the wider project team.
Through collaborative working and considered engineering solutions, MKMetals Ltd successfully delivered a high-quality, compliant steelwork package that supports the transformation of this landmark historic building into a premium hospitality destination, while respecting its architectural and historic significance.

Project Summary: Residential development - Structural steelwork remedial works
MKMetals Ltd was engaged by a returning client to carry out remedial works to structural steel components previously installed by another contractor, as part of a large-scale affordable housing development on Lampton Road, Hounslow.
The development comprises the construction of 940 new affordable housing units, making it a significant project for the local area.
MKMetals Ltd’s scope of works focused on assessing, modifying, and correcting elements of the existing structural steelwork to ensure full compliance with current safety, quality, and regulatory standards.

Project Summary: Bespoke modular uPVC decking systems
MKMetals Ltd was approached by the client to design and install a bespoke decking solution tailored to a unique and challenging plot at Aberdunant Hall. The site presented several complexities, including varying ground levels, the positioning of sleeper walls, and an irregular overall layout.
Working closely with the client, MKMetals Ltd developed a custom-designed decking area that addressed these constraints while meeting all functional and aesthetic requirements. Careful consideration of the existing landscape enabled the delivery of a distinctive and well-integrated solution.
The deck was strategically positioned opposite the sleeper walls to connect seamlessly with the existing walkway, providing direct and convenient access from the driveway to the front entrance. In addition, the design incorporated a secluded rear seating area, offering a private and tranquil space for occupants when required.

Project Summary: Bespoke modular composite decking systems, aluminium handrails with integrated hot tub
MKMetals Ltd was commissioned to deliver a bespoke veranda solution for a custom cedar-clad lodge at a Country Park in Flookburgh, following a referral from the park owners who were familiar with the high standard of our work on another lodge within the park.
Working closely with the clients, MKMetals Ltd held detailed design discussions to fully understand their preference for a durable, low-maintenance solution. This collaborative approach resulted in a veranda design that combines practicality, longevity, and visual appeal.
The completed veranda features composite decking to the flooring, grey composite deckboards to the skirting, and black powder-coated aluminium handrails, creating a fully low-maintenance finish.
The design also incorporates a partially sunken hot tub, enhancing the functionality and leisure appeal of the outdoor space while seamlessly integrating with the lodge.

Project Summary: Commercial redvelopment to residential - Structural steel remedial wotks & architectural metalwork
MKMetals Ltd was appointed to deliver a package of remedial and new metalwork works at the Shalimar development, addressing structural and architectural elements previously installed by another subcontractor.
The scope of works included remedial works to the existing structural steelwork to ensure full compliance with current safety and quality standards.
In addition, MKMetals Ltd designed, fabricated, and installed winter balconies at all levels, complete with decking and integrated drainage systems to provide durability and effective water management.
Further works comprised the installation of steel staircases, incorporating balustrades, handrails, and wall rails, all delivered to meet regulatory requirements while maintaining a cohesive and high-quality finish throughout the development.
Through a combination of technical expertise and careful coordination, MKMetals Ltd successfully delivered a compliant, well-integrated steelwork and architectural metalwork solution that supported the progression and completion of the project.

Project Summary: Residential development - Architectural Metalwork
MKMetals Ltd successfully delivered the architectural metalwork package for Avenue Heights, a high-quality residential development in Crouch End, completed for an esteemed client.
The scope of works included the design, fabrication, and installation of a range of architectural metalwork elements, comprising entrance canopies, terrace and roof balustrades, perimeter railings, and an entrance handrail incorporating integrated LED lighting. Each element was carefully detailed to complement the architectural design while meeting all relevant safety and performance standards.
Avenue Heights comprises premium one-, two-, and three-bedroom apartments, along with a luxury penthouse occupying the entire top floor and offering expansive views towards Alexandra Palace. The majority of apartments benefit from private outdoor spaces, with residents also enjoying access to an on-site gym at ground level.

Project Summary: Commercial building redevelopment into residential - Architectural Metalwork
MKMetals Ltd was appointed to deliver the architectural metalwork package as part of the redevelopment of the Town Hall Annexe, a building of local historic significance dating back to 1939.
The project involved the transformation of the building from commercial use to residential accommodation, including a vertical extension to the existing three-storey structure. Two additional floors were added to create a five-storey development comprising 40 apartments, offering a mix of one-, two-, and three-bedroom homes alongside substantial structural alterations.
MKMetals Ltd’s scope of works included the design, fabrication, and installation of a staircase extension with associated balustrading, balcony balustrades, balustrades to inner walkways and communal amenity areas, and gates.
All elements were carefully detailed to complement the building’s historic character while meeting modern safety and regulatory requirements.

Project Summary: Bespoke wraparound decking with hot tub
MK Metals Ltd was commissioned to design and install a bespoke wraparound deck for a lodge at Wemyss Bay, incorporating a hot tub while maximising the site’s exceptional sea views.
A key requirement of the design was to preserve uninterrupted views from the front of the deck, achieved through the use of clear glass balustrades, complemented by subtle post cap lighting to enhance the setting during evening use.
One of the main challenges was determining the most suitable location for the hot tub without compromising the deck’s flow or views.
Rather than locating the hot tub above or recessed into the deck, MK Metals Ltd created a low-level enclosed hot tub area. Glass panels were incorporated to maintain visibility towards the sea, while privacy screens were installed to the rear to provide seclusion for guests.
The completed scheme delivers a visually striking and highly functional outdoor space, seamlessly integrating the hot tub, glass balustrades, privacy screening, and soft lighting to create a calm and inviting environment overlooking the coastline.

Project Summary: Structural steelwork & architectural metalwork for the conversion of St Bartholomew’s Hospital into contemporary residential apartments
At the beginning of 2023, MKMetals Ltd was appointed to deliver the structural steelwork and architectural metalwork package for the conversion of the historic St Bartholomew’s Hospital into contemporary residential apartments. Established in 1078, with the existing hospital structure constructed in 1861, the building holds significant historical and architectural importance within Rochester.
The project involved the sensitive transformation of the former hospital into modern living accommodation, requiring close consideration of the building’s age, condition, and heritage status. MKMetals Ltd played a key role in balancing the introduction of new structural elements with the preservation of the existing fabric, ensuring the development respected the site’s historic character while meeting modern building standards.
The scope of works included a structural steel roof extension, two staircases spanning four levels, and access walkways to both the east and west wings, each extending across three levels.
MKMetals Ltd also delivered the structural steelwork for all walkways, balustrades to all access routes, metal support frameworks for cladding, cladding including fascia and soffits to decking areas, and decking to all access walkways, forming durable and cohesive circulation routes throughout the development.
The project presented a number of significant site constraints. Working within an existing historic structure brought restricted access, limited working space, and complex sequencing requirements. Portions of the building contained asbestos, necessitating careful coordination with asbestos removal teams and strict compliance with health, safety, and environmental controls. These constraints required flexible programming and close collaboration with the wider project team to minimise disruption and maintain progress.
Logistics were further challenged by the need to work around retained structural elements and irregular existing geometries, requiring bespoke detailing and precise installation methods. High-quality, durable materials were selected to withstand long-term residential use while complementing the historic character of the building.
Through detailed planning, collaborative working, and technical expertise, MKMetals Ltd successfully delivered a complex and carefully integrated steelwork and architectural metalwork package. The completed works support the sensitive revitalisation of a cherished historic landmark, contributing to Rochester’s evolving architectural landscape while honouring its legacy.
